FORECLOSURE SALE UNDER
JUDGMENT AND DECREE

NOTICE IS HEREBY GIVEN, the under and by virtue of the Findings of Fact, Conclusions of Law, Order for Judgment and Decree of Foreclosure (the “Judgment”) entered in the above entitled mortgage foreclosure action on April 24, 2025, in the amount of $112,521.15, a certified copy of which has been delivered to me, directing the sale of the mortgaged premises hereinafter described to satisfy the amount found and adjudged due Plaintiff in the above entitled action from defendant and mortgagor Windrift Sports Bar & Grill LLC, the Sheriff of Mower
County, Minnesota, will sell at public auction to the highest bidder for cash or to the Plaintiff via credit bid, on July 8, 2025, at 10:00 a.m. at the Mower County Sheriff’s Office, located at Law
Enforcement Center – 201 1st Street NE, Suite 3, Austin, MN 55912, the premises and real estate described in said Judgment, to wit:

The North 200 feet of the following described premises: That part of the Northeast Quarter of the Southwest Quarter of Section 26, Township 103 North, Range 18 West, lying East of the right-of-way of the Chicago,
Milwaukee, St. Paul and Pacific Railroad Company, and South of a line perpendicular to the center line of the main track of said railroad a distance of 1869 feet Northerly measured along the said center line from its intersection with the South line of the Southwest Quarter of said
Section 26, Mower County, Minnesota
Parcel 2
The South 50 feet of the following described parcel:
All that portion of the SE 1/4 NW 1/4 and of the NE 1/4 SW 1/4 of
Section 26, Township 103 North, Range 18 West, Mower County, Minnesota, lying East of a line 50 feet East of and parallel with the centerline of the main track of the Chicago, Milwaukee, St. Paul and Pacific Railroad Company as originally established across said Section 26, West of the West line of the public highway as now established along the North and South centerline of said Section 26, and North of a line perpendicular to the centerline of said Railroad Company’s main track at a distance of 1,869 feet northerly, measured along said center line from its intersection with the south line of the SW 1/4 of said Section 26, containing 11.6 acres, more or less (hereinafter called the Parcel) Abstract Property. (hereinafter the “Real Property”).
Plaintiff, to the best of its knowledge, provides the following information regarding the mortgaged premises:
1. The physical street address, city and zip code of the mortgaged premises are: 2511
11th Street NE, Austin, MN 55912.
2. The tax parcel identification numbers of the mortgage premises are 34.890.0100 and 34.890.0031.
3. The mortgaged premises are encumbered by that mortgage dated January 18, 2023, and recorded in the Office of the County Recorder in and for Mower County, Minnesota on January 19, 2023, as Document Number A673614.
4. The present mortgagee and servicer is Alerus Financial, N.A., as successor by merger with the original mortgagee and mortgage originator, Home Federal Savings Bank.
5. As of May 5, 2025, the amount due on the Judgment and the Mortgage is $112,668.47.
6. The time allowed by law for redemption by the Mortgagor or the Mortgagor’s personal representatives or assigns is six (6) months from the date of the Order confirming the sale.
THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR’S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES, SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE
